Roof fan and makeup air maintenance program

A technician on every enrolled roof twice a year. Problems are found and fixed before the fan stops — and before your tenants notice.

Two roof fans opened up during a maintenance visit

Why a program

Most roof fan failures start small: a worn belt, a dry bearing, a clogged filter. Caught early, they're quick fixes. Missed, they become burned-out motors, seized blowers and tenant complaints.

Every visit, on every unit

  • Inspect every roof exhaust fan and makeup air unit and confirm each one is running
  • Check and adjust belts and pulleys, grease bearings
  • Check the motor, wiring and disconnect on each unit
  • Send a report after the visit: every unit checked, its condition, and anything that needs repair

Each fan carries a dated service record, and you get the full report by email.

Included in the program

  • Replacement of broken or worn belts
  • Replacement of makeup air unit filters
  • Bearing greasing, belt and pulley adjustments
  • Labor, travel and the visit report

Quoted separately, for your approval

  • Bearings, shafts and blower wheels
  • Motors and pulleys
  • New fans or makeup air units
  • Electrical repairs

Sent as its own proposal. No repair work without your OK.

Questions we get

How is the price set?

A flat price per building, by the number of roof fans (each makeup air unit counts as one). Buildings with more than 20 units are quoted separately.

How often do you come?

Twice a year — every six months. The program starts with our first visit, where we service and count every unit.

What if something needs a bigger repair?

We send you a separate proposal for it. No repair work happens without your approval.

What do members get beyond the visits?

No survey or service-call fee on repair visits, priority scheduling when a fan breaks down, and a unit-by-unit history kept on file.

Is there a long contract?

It's a 12-month agreement. Either side can cancel with 30 days' written notice.

Can I enroll several buildings?

Yes. Most of our program customers manage several buildings. We list each address on the agreement and price each one by its fan count.
